Compare the Same Bathroom Work Before You Compare the Total

Set up one four-status worksheet

Tile is not the complete waterproofing answer. Compare compatible layers and the person responsible for checking them.

Align pipes, power, ventilation and permits

List every moved or new fixture, drain, supply, outlet, circuit, light, control, fan and duct route. Name the business responsible for each regulated portion. Add permit preparation, fees, review comments, inspection scheduling and closeout.

Mesa includes structural, plumbing, electrical and mechanical modifications in its permit list. Arizona ROC separately advises checking the contractor record and licence class.

Align products and allowances

For every owner-visible product, compare the exact model or allowance, quantity, tax, delivery, trim, installation material and labour. Record who orders, receives, checks damage and handles returns.

An allowance can make a proposal look complete while moving the selection risk to the homeowner. Resolve large or important allowances before comparing the total. For glass and fixtures, include cleaning and maintenance: Mesa says local water hardness varies from 12 to 22 grains per gallon.

Align schedule assumptions

Compare the date assumptions for permit submission, critical product readiness, access, working hours, inspections and corrections. Ask when the stated duration starts and what can move it.

Align business identity, payments and changes

Record the legal business name, Arizona ROC number and licence class. Verify them in the State record. Ask which separate businesses perform regulated work, who supervises and what licence record applies.

Write each payment amount beside a visible stage or delivered item. Ask what happens when opened conditions differ, a product changes or an authority requests a correction. Require price and time effects in a signed change before extra work.

Arizona ROC advises detailed written scope, permit responsibility, payment stages and signed change orders. Use that guidance to test the proposal, not to replace a legal review where one is needed.

Before final payment, compare the promised correction process, permit closeout, product manuals, care information and written warranty documents, if any.
